Clearance Certificates (White Ant Certificates) Clearance
Certificates are still being offered by some people in the pest industry as
an acceptable way of checking a building for termites at the time of sale.
When a more
through pre purchase inspection report (in line with a/s 4349.3) is what
should be carried out
These
Clearance Certificates are an old-fashioned quick cheap way of a vendor or
real estate agent getting a certificate for the sale of a property.
They do not
meet any of the requirements of the Australian
Standard 4349.3 please see our page A/S
4349 inspections
They are
some times referred to as White Ant Certificates.
They usually
are only one page printed in large print and presented like a certificate,
some times the certificate may be hand written by the person looking for the
termites.
They often
have some time limitation or day only warning.
There is
usually no description of the property or building except maybe the
address.
They have no
statement of areas that are inspected or areas not accessible for inspection,
or where inspection was obstructed.
They do not state evidence of previous
termite activity, past or present termite activity.
They do not
list high-risk areas or areas that may be conducive to termite attack.
They do not mention any other timber pests, e.g.,
fungus, rot and borers.
They do not
suggest further inspections by invasive means or other professionals that may
be required to determine a problem in the building.
They do not
comment on structural faults that may lead to, or hide termite activity.
StewartS do
not recommend having a Clearance Certificate carried out that has been
organized by the vendors or real estate agents. StewartS Clearance
Certificates are detailed six page report that bear the present owners name
and address on it with a statement to the effect that it is not applicable to
anyone else or to be passed on to anyone else.
However, we
would like to point out that we do a lot of work for Real Estate Agents with
the appropriate certificates as mentioned below.
